Step 1:
So you’re thinking of selling a house, now what? Well, first
thing’s first. Find a good realtor. Your Property Masters love listing
appointments, because it’s a chance to showcase our Masters Marketing Plan that
our broker, Rick, worked so hard to develop after receiving a Masters Degree in
Marketing. We have a full team of expert listing agents who cannot wait to show
you what they can do.
Step 2:
Come up with a price. This will be according to your realtor’s
analysis of not only your home, but the market. Your Property Masters will find
comparable properties that are active, under contract, and sold to determine
the right price point for your home. They will run neighborhood reports, they
will determine the tax records on your property, and they will explain to you
how exactly they will market your property but before all of this, it’s
important to come up with a reasonable price and Your Property Masters will
ensure they get you top dollar for your property.
Step 3:
After you’ve decided to list with Your Property Masters and
you’ve joined forces to come up with the perfect listing price, you’ll sign a
Listing Agreement provided by your agent. This contract will determine listing
price, agent commission, ownership, and all the other fine print.
Step 4:
Once the papers are signed, the Masters Marketing Plan is
set into action. Your Property Masters will list it on the MLS with an excellent
description that implements SEO and shows up on the searches of potential
buyers. Your Property Masters will get excellent photos taken and choose the
best photos to showcase your property and immediately grab the attention of potential
buyers.
Step 5:
In the meantime, you’ll want to prepare your property. The best
things you can do is make sure it is clean for showings, and remove all
personal memorabilia. The idea is to help others picture themselves in your
home, so the less family photos and other personal items, the better. You can
even meet with a staging expert, and we would love to refer you to one for a
free consult, to help you figure out how to stage your house to make the most
of each space.
Step 6:
Showings, marketing, and open houses. Your Property Masters
will reach out to all potential buyers about their new listing with landing
pages and emails. This is when the showings begin! In this market, showings
will be frequent, so it’s best to decide where you will be when your house is
being shown. Open houses will be held if necessary in order to show off your
property to the community.
Step 7:
Offers! It’s rare for a house to not be caught in a multiple
offer situation. Your Property Masters will submit each and every offer to our
sellers unless instructed not to. At that point, we will either negotiate if
necessary or accept our highest and best offer! Due to our Masters Marketing
Plan, our biggest goal is to make sure you’re making top dollar on the sale of
your property.
Step 8:
Contract time! Once you’ve accepted an offer, a contract
will be put into place, both buyer and seller will sign, and then your property
will go “under contract.” At that point, your buyers will make their escrow deposit,
get their inspection done, the house will be appraised, and if everything looks
good, the sale will go through! Buyers will sometimes ask for you to fix
something or credit them for a faulty structure, so it’s important to fix any
defects you know of before listing.
Step 9:
Settlement & Closing Day! Your house is now SOLD! The settlement
statement will be sent out, you’ll meet your buyer at the title office (unless
your closing is virtual), and closing will commence! Sometimes, this is when
you’ll get your check and give away the keys but typically it takes a few days
for the information to get back to the lender and for the check to be sent to
you. Either way, the deed is done, and you’re onto the next chapter in life!
